INDIANAPOLIS, Ind. (January 2016) – Onward Investors, a national commercial real estate investment and development firm, has acquired the River Road office complex located between the
I-465 beltway and Keystone Avenue in Indianapolis, Ind.
Onward Investors, which acquires value-add properties in recovering markets throughout the U.S., resolves complex issues to stabilize the properties and derive value for investors.
The Class A River Road property, located at 9025 River Road, consists of two office buildings – River Road I (106,710 square feet) and River Road II (121,512 square feet). The buildings were built and owned by Indianapolis-based Duke Realty.
Both office buildings are four stories tall; each has a two-story atrium lobby with marble and wood accents, and available seating for tenants and visitors. The buildings share 793 parking spaces with room for 70 additional spaces on site.
The property currently features a strong overall occupancy of more than 87 percent leased space.
Built in 1997, River Road I is 78 percent leased. River Road II, a newer building built in 2008, is 95 percent leased.
The company plans to continue to own and stabilize the property, improve the building’s common areas, and upgrade the parking areas and mechanical systems.
Onward Investors will actively lease space. Leasing and property management will be handled by the Indianapolis office of Jones Lang Lasalle.
